El documento tiene la finalidad de dar a conocer informaci\u00f3n sobre temas espec\u00edficos para comprender la evoluci\u00f3n del mercado de la vivienda en M\u00e9xico.<\/p>\n\n\n\n<p>En dicho informe se incluye una investigaci\u00f3n sobre la&nbsp;<strong>asequibilidad de la vivienda<\/strong>&nbsp;en el pa\u00eds. En este rubro, el&nbsp;<strong>Infonavit<\/strong>&nbsp;midi\u00f3 la&nbsp;<strong>demanda de vivienda<\/strong>&nbsp;que es cubierta con la&nbsp;<strong>oferta disponible<\/strong>&nbsp;por entidad federativa en 2019.<\/p>\n\n\n\n<p>El informe se\u00f1ala que, actualmente, el 75% de los derechohabientes que cumplen con los requisitos para adquirir un cr\u00e9dito tiene la capacidad para adquirir menos del 50% de la vivienda disponible. Es decir,&nbsp;<strong>los precios resultan demasiado elevados para los niveles de cr\u00e9dito y salario<\/strong>.<\/p>\n\n\n\n<p>\u201cLos&nbsp;<strong>precios<\/strong>&nbsp;est\u00e1n por encima de lo que se esperar\u00eda con la&nbsp;<strong>capacidad de cr\u00e9dito<\/strong>&nbsp;que tienen los trabajadores. Por eso se habla de una&nbsp;<strong>disparidad entre oferta y demanda<\/strong>, porque la producci\u00f3n que se est\u00e1 haciendo no corresponde a los salarios\u201d, se\u00f1al\u00f3&nbsp;<strong>Mart\u00ednez<\/strong>.<\/p>\n\n\n\n<p>Al respecto, el D<strong>irector del&nbsp;<a href=\"https:\/\/centrourbano.com\/2020\/09\/25\/infonavit-ofrecera-una-tasa-de-interes-mas-baja-esto-prepara-el-instituto\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Infonavit<\/a><\/strong>&nbsp;explic\u00f3 que se busca atender las necesidades de los trabajadores. Y es que, asegur\u00f3 no todos cuentan con las mismas condiciones laborales.<\/p>\n\n\n\n<p>\u201cLo que se busca es&nbsp;<strong>adaptar los cr\u00e9ditos<\/strong>&nbsp;a las necesidades laborales de cada trabajador en particular, de cada industria particular, cada regi\u00f3n en particular. Y, as\u00ed, hacer un sistema mucho m\u00e1s flexible de otorgamiento de cr\u00e9ditos\u201d, dijo.<\/p>\n\n\n\n<p>El informe tambi\u00e9n se\u00f1ala que la&nbsp;<strong>densidad de poblaci\u00f3n<\/strong>&nbsp;y el&nbsp;<strong>n\u00famero de empresas<\/strong>&nbsp;que tiene cada municipio son factores determinantes para los&nbsp;<strong>precios de las viviendas<\/strong>.<\/p>\n\n\n\n<p>\u201cEl&nbsp;<strong>precio de la vivienda<\/strong>&nbsp;es mayor en municipios que cuentan con una&nbsp;<strong>alta densidad<\/strong>&nbsp;<strong>poblacional<\/strong>&nbsp;y una&nbsp;<strong>alta densidad de empresas<\/strong>&nbsp;grandes, las cuales compiten por el suelo con las familias\u201d, detalla el Instituto.<\/p>\n\n\n\n<p>En el Valle de M\u00e9xico, por ejemplo, el municipio de&nbsp;<strong>Nezahualc\u00f3yotl<\/strong>&nbsp;y la alcald\u00eda&nbsp;<strong>Benito Ju\u00e1rez<\/strong>&nbsp;poseen una densidad poblacional similar (17,000 habitantes\/km\u00b2). Sin embargo, en el primero existen 10 empresas grandes por cada 100,000 habitantes y en el segundo 243.
