{"id":4181,"date":"2018-08-09T11:37:11","date_gmt":"2018-08-09T17:37:11","guid":{"rendered":"http:\/\/hombresymujeresdelacasa.com\/home\/?p=4181"},"modified":"2018-08-09T11:23:24","modified_gmt":"2018-08-09T17:23:24","slug":"precio-de-vivienda-aumento-9-9-en-el-2t2018","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/precio-de-vivienda-aumento-9-9-en-el-2t2018\/","title":{"rendered":"Precio de vivienda aument\u00f3 9.9% en el 2T2018"},"content":{"rendered":"<p>Por Edgar Rosas<\/p>\n<p><em>El valor de la vivienda nueva increment\u00f3 9.26%, mientras que la vivienda usada se apreci\u00f3 9.33%<\/em><span id=\"more-76067\"><\/span><\/p>\n<p>En el 2T2018, el\u00a0<strong>precio de vivienda<\/strong>\u00a0con cr\u00e9dito garantizado aument\u00f3 9.9% en comparaci\u00f3n con el mismo periodo, pero de 2017. Esta alza impuls\u00f3 que, en la primera parte del a\u00f1o, se observara un crecimiento acumulado en el precio de los inmuebles del orden de 9.3 por ciento.<\/p>\n<p>De acuerdo con el \u00cdndice de Precios de la Vivienda en M\u00e9xico que presenta Sociedad Hipotecaria Federal (<a href=\"http:\/\/www.shf.gob.mx\/\" target=\"_blank\" rel=\"noopener nofollow\">SHF<\/a>), el valor de la vivienda nueva a nivel nacional aument\u00f3 9.26%, mientras que el costo de las casas usadas present\u00f3 un alza de 9.33 por ciento. Por tipo de vivienda, las casas unifamiliares registraron un incremento de 8.9%, mientras que la vivienda de tipo vertical o en condominio se apreci\u00f3 9.8 por ciento.<\/p>\n<p>\u201cEl \u00cdndice SHF para la vivienda econ\u00f3mico-social mostr\u00f3 una apreciaci\u00f3n acumulada en el primer semestre de 8.1 %, y el \u00cdndice SHF para la vivienda media y residencial (presentado en modo agregado) se increment\u00f3 en 10.1 % con respecto a 2017\u201d, indic\u00f3 el reporte.<\/p>\n<p>Aunado a lo anterior, SHF detall\u00f3 que el precio por metro cuadrado (m2) present\u00f3 una variaci\u00f3n al alza de 8.4%, mientras que el valor de la construcci\u00f3n por m2 se elev\u00f3 6.2 por ciento.<\/p>\n<div id=\"attachment_76079\" class=\"wp-caption aligncenter\" style=\"width: 461px;\">\n<p><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Indice-SHF_Julio.jpg\" target=\"_blank\" rel=\"noopener noreferrer nofollow\"><img fetchpriority=\"high\" decoding=\"async\" class=\"wp-image-76079\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Indice-SHF_Julio.jpg\" sizes=\"(max-width: 500px) 100vw, 500px\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Indice-SHF_Julio.jpg 704w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Indice-SHF_Julio-300x208.jpg 300w\" alt=\"\" width=\"461\" height=\"321\" \/><\/a><\/p>\n<p class=\"wp-caption-text\">\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 Tomado del \u00cdndice de SHF<\/p>\n<\/div>\n<p>Por zonas del pa\u00eds, la Zona Metropolitana (ZM) de Guadalajara registr\u00f3 el aumento m\u00e1s pronunciado, al ubicarse en 11.9 por ciento. En el valle de M\u00e9xico el increment\u00f3 lleg\u00f3 a 8.9%, mientras que en la ZM de Monterrey el precio de las viviendas aument\u00f3 9.6 por ciento.<\/p>\n<p>\u201cEl precio medio nacional en 2T2018 fue de 815,000 pesos, correspondiente a viviendas de tipo medio. Por su parte, el precio mediano se ubic\u00f3 en los 530,000, pesos lo cual significa que el 50 % de las operaciones en el mercado de la vivienda se realizaron por debajo de dicho precio y la otra mitad por arriba.
