{"id":3721,"date":"2018-05-09T15:15:43","date_gmt":"2018-05-09T21:15:43","guid":{"rendered":"http:\/\/hombresymujeresdelacasa.com\/home\/?p=3721"},"modified":"2018-05-10T09:27:11","modified_gmt":"2018-05-10T15:27:11","slug":"reporta-shf-alza-de-8-68-en-el-valor-de-vivienda","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/reporta-shf-alza-de-8-68-en-el-valor-de-vivienda\/","title":{"rendered":"Reporta SHF alza de 8.68% en el valor de vivienda"},"content":{"rendered":"<p>Por Edgar Rosas<\/p>\n<p><em>El organismo destac\u00f3 que en el periodo las transacciones de viviendas usadas aumentaron<\/em><span id=\"more-71154\"><\/span><\/p>\n<p>En el 1T2018, el precio de vivienda con cr\u00e9dito hipotecario garantizado incremento 8.68%, esto en comparaci\u00f3n con el mismo periodo, pero de 2017, inform\u00f3 Sociedad Hipotecaria Federal (<strong>SHF<\/strong>).<\/p>\n<p>Al dar a conocer el\u00a0<strong>\u00cdndice de Precios de la Vivienda en M\u00e9xico<\/strong>, el banco de segundo piso destac\u00f3 que el precio de vivienda nueva registr\u00f3 un incremento de 8.71%, mientras que la vivienda usada creci\u00f3 8.61%. En cuanto al precio medio, SHF se\u00f1al\u00f3 que en el periodo se ubic\u00f3 en 810,202 pesos y el precio mediano de 535,468 pesos.<\/p>\n<p>En este sentido, SHF destac\u00f3 que el inicio de 2018 fue lento. Adem\u00e1s, se\u00f1al\u00f3 que en el periodo se registr\u00f3 un incremento en la venta de vivienda usada.<\/p>\n<p>\u201cEl primer trimestre de 2018 tuvo un inicio lento registrando 2.7 % menos transacciones que en 2017. La proporci\u00f3n de transacciones de viviendas usadas (con mejores atributos) aument\u00f3 de manera considerable, representando ahora el 49.8 % del total de las transacciones hipotecarias, esto es, 7.4 puntos porcentuales m\u00e1s que en el primer trimestre de 2017\u201d, se\u00f1al\u00f3.<\/p>\n<p>El organismo detall\u00f3 que, en la Zona Metropolitana del Valle de M\u00e9xico, el crecimiento observado en el valor de las viviendas alcanz\u00f3 el 8.18 por ciento. En el caso de Guadalajara y Monterrey el incremento alcanz\u00f3 11.14% y 9.11% respectivamente.<\/p>\n<p>Por segmento, SHF explic\u00f3 que \u201cel \u00cdndice para la vivienda econ\u00f3mico-social observ\u00f3 una apreciaci\u00f3n acumulada a tasa anual de 7.45 %, y el \u00cdndice para la vivienda media y residencial (presentado en modo agregado) se increment\u00f3 en 9.56 % en el acumulado de 2018 con respecto a 2017.
