{"id":18806,"date":"2025-11-11T11:56:52","date_gmt":"2025-11-11T17:56:52","guid":{"rendered":"https:\/\/hombresymujeresdelacasa.com\/home\/?p=18806"},"modified":"2025-11-11T11:56:57","modified_gmt":"2025-11-11T17:56:57","slug":"crece-8-9-el-precio-de-la-vivienda-en-mexico-durante-el-3t2025","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/crece-8-9-el-precio-de-la-vivienda-en-mexico-durante-el-3t2025\/","title":{"rendered":"Crece 8.9% el precio de la vivienda en M\u00e9xico durante el 3T2025"},"content":{"rendered":"\n<p>Redacci\u00f3n <\/p>\n\n\n\n<p><em>El valor promedio nacional de una vivienda alcanz\u00f3 1 mill\u00f3n 863,022 pesos, mientras que el valor mediano fue de 1 mill\u00f3n 201,286 pesos<\/em><\/p>\n\n\n\n<p>De acuerdo con el&nbsp;<strong>\u00cdndice de Precios de la Vivienda de Sociedad Hipotecaria Federal<\/strong>&nbsp;(<strong>SHF<\/strong>), el valor de las&nbsp;<strong>viviendas adquiridas mediante cr\u00e9dito hipotecario<\/strong>&nbsp;en M\u00e9xico aument\u00f3 8.9% en el tercer trimestre de 2025 (3T2025) respecto al mismo periodo del a\u00f1o anterior.<\/p>\n\n\n\n<p>Por otro lado, en el acumulado anual (enero\u2013septiembre), el incremento fue de 8.6 por ciento.<\/p>\n\n\n\n<p>El reporte indica que el&nbsp;<strong>valor promedio nacional<\/strong>&nbsp;de una vivienda alcanz\u00f3 1 mill\u00f3n 863,022 pesos, mientras que el&nbsp;<strong>valor mediano<\/strong>&nbsp;fue de 1 mill\u00f3n 201,286 pesos, lo que significa que la mitad de las operaciones de compraventa se realizaron por debajo de ese monto.<\/p>\n\n\n\n<p>Asimismo, el&nbsp;<strong>\u00cdndice SHF<\/strong>&nbsp;de&nbsp;<strong>vivienda nueva<\/strong>&nbsp;present\u00f3 una variaci\u00f3n positiva de 8.4%, mientras que el correspondiente a la&nbsp;<strong>vivienda usada<\/strong>&nbsp;aument\u00f3 8.7% en el periodo enero-septiembre de 2025.<\/p>\n\n\n\n<p>Adem\u00e1s, en este periodo se observ\u00f3 una proporci\u00f3n de&nbsp;<strong>viviendas usadas<\/strong>&nbsp;de 63.8% y 36.2% de&nbsp;<strong>viviendas nuevas<\/strong>.<\/p>\n\n\n\n<p>Por tipo de vivienda, las&nbsp;<strong>casas solas<\/strong>&nbsp;se apreciaron 8.9%, y las&nbsp;<strong>casas en condominio<\/strong>&nbsp;<strong>y departamentos<\/strong>&nbsp;aumentaron 8.2%. Las&nbsp;<strong>viviendas econ\u00f3mico-sociales<\/strong>&nbsp;mostraron un alza de 10.9%, mientras que las&nbsp;<strong>media-residenciales<\/strong>&nbsp;subieron 7.3 por ciento.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Comportamiento por entidad federativa<\/strong><\/h2>\n\n\n\n<p>A nivel estatal, el&nbsp;<strong>\u00cdndice SHF<\/strong>&nbsp;revel\u00f3 que, al cierre del 3T2025, 21 entidades presentaron variaciones mayores al promedio nacional; mientras que 11 registraron variaciones menores.<\/p>\n\n\n\n<p>Los mayores incrementos en el precio de la vivienda se observaron en&nbsp;<strong>Quintana Roo<\/strong>&nbsp;(14.0%),&nbsp;<strong>Baja California Sur<\/strong>&nbsp;(12.8%),&nbsp;<strong>Tlaxcala<\/strong>&nbsp;(12.7%),&nbsp;<strong>Nayarit<\/strong>&nbsp;(12.1%),&nbsp;<strong>Jalisco<\/strong>&nbsp;(10.9%) y&nbsp;<strong>Baja California<\/strong>&nbsp;(10.7%); as\u00ed como&nbsp;<strong>Colima, Yucat\u00e1n y Tamaulipas<\/strong>, con incrementos de 10.5 por ciento.<\/p>\n\n\n\n<p>Por el contrario, las menores variaciones se registraron en&nbsp;<strong>Durango<\/strong>&nbsp;(5.4%),&nbsp;<strong>Estado de M\u00e9xico<\/strong>&nbsp;(5.2%) y&nbsp;<strong>Ciudad de M\u00e9xico<\/strong>&nbsp;(4.8%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Resultados por zona metropolitana<\/strong><\/h2>\n\n\n\n<p>Durante los primeros nueve meses de 2025, las zonas metropolitanas con mayor incremento fueron&nbsp;<strong>Guadalajara<\/strong>&nbsp;(10.9%),&nbsp;<strong>Tijuana<\/strong>&nbsp;(10.7%),&nbsp;<strong>Le\u00f3n<\/strong>&nbsp;(10.5%),&nbsp;<strong>Monterrey<\/strong>&nbsp;(9.4%) y&nbsp;<strong>Puebla\u2013Tlaxcala<\/strong>&nbsp;(8.6%).<\/p>\n\n\n\n<p>En tanto, entre los municipios con los aumentos m\u00e1s significativos destacan&nbsp;<strong>Benito Ju\u00e1rez<\/strong>&nbsp;(Quintana Roo), con 14.5%;&nbsp;<strong>Los Cabos<\/strong>&nbsp;(Baja California Sur), con 13.5%;&nbsp;<strong>Solidaridad<\/strong>&nbsp;(Quintana Roo), con 13.0%;&nbsp;<strong>Tlaxcala<\/strong>&nbsp;(Tlaxcala), con 12.9%; y&nbsp;<strong>Tepic<\/strong>&nbsp;(Nayarit), con 12.6 por ciento.<a
