{"id":18014,"date":"2025-07-11T15:40:24","date_gmt":"2025-07-11T21:40:24","guid":{"rendered":"https:\/\/hombresymujeresdelacasa.com\/home\/?p=18014"},"modified":"2025-07-11T15:40:29","modified_gmt":"2025-07-11T21:40:29","slug":"colocacion-de-creditos-hipotecarios-supera-los-168-mmdp-abm","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/colocacion-de-creditos-hipotecarios-supera-los-168-mmdp-abm\/","title":{"rendered":"Colocaci\u00f3n de cr\u00e9ditos hipotecarios supera los 168 mmdp: ABM"},"content":{"rendered":"\n<p>Por: Fernanda Hern\u00e1ndez<\/p>\n\n\n\n<p><em>Al cierre de abril de 2025, la banca comercial y los institutos p\u00fablicos de vivienda otorgaron un total de 152,300 cr\u00e9ditos hipotecarios<\/em><\/p>\n\n\n\n<p>Seg\u00fan datos de la&nbsp;<strong>Asociaci\u00f3n de Bancos de M\u00e9xico<\/strong>&nbsp;(<strong>ABM<\/strong>), al cierre de abril de 2025, la&nbsp;<strong>colocaci\u00f3n de cr\u00e9dito hipotecario<\/strong>&nbsp;en M\u00e9xico alcanz\u00f3 los 168,600 millones de pesos (mdp), lo que representa un crecimiento de 2.4% anual en t\u00e9rminos nominales, aunque todav\u00eda se ubica por debajo del acumulado del mismo periodo de 2023.<\/p>\n\n\n\n<p>En total, entre la&nbsp;<strong>banca comercial<\/strong>&nbsp;y los&nbsp;<strong>institutos p\u00fablicos de vivienda<\/strong>, se originaron cerca de 152,300 cr\u00e9ditos hipotecarios entre enero y abril de este a\u00f1o, lo que equivale a una ca\u00edda anual de 7.3 por ciento.<\/p>\n\n\n\n<p>Adem\u00e1s, el&nbsp;<strong>cr\u00e9dito promedio<\/strong>&nbsp;se ubic\u00f3 en 1 mill\u00f3n 107,000 pesos, lo que significa un incremento de 10.5% respecto al a\u00f1o anterior.<\/p>\n\n\n\n<p>El reporte de la&nbsp;<strong>ABM<\/strong>&nbsp;revel\u00f3 que la&nbsp;<strong>banca comercial<\/strong>&nbsp;y los&nbsp;<strong>organismos p\u00fablicos<\/strong>, es decir, el&nbsp;<strong>Instituto del Fondo Nacional de la Vivienda para los Trabajadores<\/strong>&nbsp;(<strong>Infonavit<\/strong>) y el&nbsp;<strong>Fondo de la Vivienda del ISSSTE<\/strong>&nbsp;(<strong>Fovissste<\/strong>), mantuvieron una participaci\u00f3n similar en el financiamiento a la vivienda:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Banca comercial<\/strong>: otorg\u00f3 34,900 cr\u00e9ditos por un total de 82,700 mdp, con una ligera ca\u00edda de 1.5% en monto y 7.1% en n\u00famero de cr\u00e9ditos.<\/li>\n\n\n\n<li><strong>Infonavit<\/strong>: coloc\u00f3 108,700 cr\u00e9ditos por 77,100 mdp, lo que implica una disminuci\u00f3n de 6.2% en n\u00famero de cr\u00e9ditos pero un aumento de 8.7% en monto otorgado.<\/li>\n\n\n\n<li><strong>Fovissste<\/strong>: registr\u00f3 una ca\u00edda significativa de 20.3% en cr\u00e9ditos y 9.6% en monto, con solo 8,800 financiamientos por 8,800 mdp.<\/li>\n<\/ul>\n\n\n\n<p>Con estas cifras, la participaci\u00f3n del&nbsp;<strong>Infonavit<\/strong>&nbsp;representa el 46% del monto total colocado, la&nbsp;<strong>banca comercial<\/strong>&nbsp;49% y el&nbsp;<strong>Fovissste<\/strong>&nbsp;5 por ciento.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Cr\u00e9ditos puente y mejora de vivienda<\/strong><\/h2>\n\n\n\n<p>Por otro lado, al mes de abril, el&nbsp;<strong>cr\u00e9dito puente para la construcci\u00f3n de vivienda<\/strong>&nbsp;por parte de la banca comercial registr\u00f3 un monto dispuesto acumulado de 23,200 mdp. El saldo total de este tipo de financiamiento ascendi\u00f3 a 115,000 mdp, con un \u00edndice de morosidad (IMOR) de apenas 1.1%, lo que muestra una cartera sana.<\/p>\n\n\n\n<p>En tanto, los&nbsp;<strong>cr\u00e9ditos sin garant\u00eda hipotecaria<\/strong>, como Mejoravit, crecieron 15.6% anual en n\u00famero de cr\u00e9ditos, alcanzando 32,900 financiamientos en el acumulado del a\u00f1o.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Morosidad y cartera hipotecaria<\/strong><\/h2>\n\n\n\n<p>La&nbsp;<strong>cartera hipotecaria<\/strong>&nbsp;total alcanz\u00f3 los 3.69 billones de pesos, con un crecimiento de 5.7%. El&nbsp;<strong>IMOR<\/strong>&nbsp;general se ubic\u00f3 en 2.96%, ligeramente por encima del 2.69% registrado en abril de 2024.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Infonavit mantiene el nivel m\u00e1s alto de morosidad con 18.3%.<\/li>\n\n\n\n<li>Fovissste report\u00f3 un 9.3%.<\/li>\n\n\n\n<li>La banca comercial mostr\u00f3 un 3.0%, a\u00fan dentro de niveles prudentes.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Oferta de vivienda: retroceso en inicios de obra<\/strong><\/h2>\n\n\n\n<p>Finalmente, en cuanto a la oferta, el&nbsp;<strong>Registro \u00danico de Vivienda<\/strong>&nbsp;(<strong>RUV<\/strong>) report\u00f3 solo 13,200 inicios de obra en abril, una disminuci\u00f3n interanual de 41.3%. En cifras anualizadas, se contabilizan 171,000 viviendas, lo que representa una ca\u00edda de 5.2% frente al a\u00f1o anterior.<a
