{"id":15520,"date":"2024-09-11T16:36:11","date_gmt":"2024-09-11T22:36:11","guid":{"rendered":"https:\/\/hombresymujeresdelacasa.com\/home\/?p=15520"},"modified":"2024-09-11T16:36:47","modified_gmt":"2024-09-11T22:36:47","slug":"infonavit-caracteristicas-de-una-vivienda-para-ser-financiada","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/infonavit-caracteristicas-de-una-vivienda-para-ser-financiada\/","title":{"rendered":"Infonavit: Caracter\u00edsticas de una vivienda para ser financiada"},"content":{"rendered":"\n<p>Por: Rebeca Romero <\/p>\n\n\n\n<p><em>Para utilizar el cr\u00e9dito Infonavit, las viviendas se deben encontrar a 30 min caminando, 20 min en bicicleta y 45 min en transporte de centros de trabajo y escuelas&nbsp;<\/em><\/p>\n\n\n\n<p>El&nbsp;Instituto&nbsp;del Fondo Nacional de la Vivienda (Infonavit) record\u00f3 que, si un trabajador est\u00e1 pensando en adquirir una vivienda a trav\u00e9s de un cr\u00e9dito Infonavit, el inmueble debe contar con ciertas&nbsp;<strong>caracter\u00edsticas<\/strong>.<\/p>\n\n\n\n<p>Esto se debe a que, en a\u00f1os anteriores, el&nbsp;<a href=\"https:\/\/portalmx.infonavit.org.mx\/wps\/portal\/infonavitmx\/mx2\/derechohabientes\/!ut\/p\/z1\/jZFND4IwDIZ_iweutAOcw9siiV8JkQOCuxgwOEmAmTHl72uiFxOd9NbmefqmKQjIQXTFvZaFqVVXNM_-IOiRLhFXi4DEbM84JnEYe1vqexs-g8wOUBBj_DCMArJl6O1IjJjsExKtoxlOMRjn44_iOM63AMK-PgNhj6BvwHbiv5ANCNmo8vUP3pU-kyB0da50pd2bfo4vxlz7uYMODsPgSqVkU7kn1Tr4Tbmo3kD-ScK1TdM0x3rXZqznk8kDN4GAZQ!!\/dz\/d5\/L2dBISEvZ0FBIS9nQSEh\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Instituto<\/a>&nbsp;detect\u00f3 que diversas&nbsp;<strong>viviendas<\/strong>&nbsp;adquiridas mediante el cr\u00e9dito Infonavit fueron<strong>&nbsp;abandonadas<\/strong>&nbsp;debido a que&nbsp;<strong>no contaban con servicios b\u00e1sicos o estaban muy alejadas<\/strong>. Por ello, a trav\u00e9s de las Reglas para el Otorgamiento de Cr\u00e9dito del Infonavit, el organismo estableci\u00f3 puntos que deben cumplir los inmuebles sin excepci\u00f3n alguna.<\/p>\n\n\n\n<p>En primer lugar, el&nbsp;<a href=\"https:\/\/centrourbano.com\/revista\/?s=infonavit\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">organismo<\/a>&nbsp;resalt\u00f3 que es de suma importancia que las viviendas cuenten con los&nbsp;<strong>servicios b\u00e1sicos como a<\/strong><strong>gua, luz, drenaje<\/strong>; adem\u00e1s el inmueble debe estar ubicado en una zona con&nbsp;<strong>infraestructura de transporte<\/strong>.<\/p>\n\n\n\n<p>Por otro lado, el&nbsp;Infonavit&nbsp;indic\u00f3 que las viviendas deben encontrarse cerca de hasta dos kil\u00f3metros (km) de escuelas primarias, centros de abasto, espacios recreativos v\u00edas principales; cercan\u00eda de hasta dos km y medio de secundarias centros de salud; y debe generar tiempos m\u00e1ximos de traslado a escuelas, centros de trabajo y zonas de inter\u00e9s de&nbsp;<strong>30 minutos (min) caminando, 2<\/strong><strong>0 min en bicicleta y&nbsp;<\/strong><strong>45 min en transporte p\u00fablico<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo acceder a un cr\u00e9dito Infonavit en una zona rural?<\/h2>\n\n\n\n<p>No obstante, esto no significa que una vivienda en alguna&nbsp;<strong>zona rural o semiurbana<\/strong>&nbsp;no califica para un cr\u00e9dito Infonavit, ya que tambi\u00e9n existen caracter\u00edsticas propias dependiendo del tama\u00f1o de la poblaci\u00f3n en la que se encuentre.<\/p>\n\n\n\n<p>De modo que, de acuerdo con las Modalidades de Car\u00e1cter General, la ubicaci\u00f3n de la vivienda y el n\u00famero de habitantes de la localidad clasificar\u00e1 al inmueble dentro de una zona: Zona Semiurbana Plena, Intermedia, B\u00e1sica o Rural.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Zona Semiurbana Plena: de 10,000 a 14,999 habitantes. Debe estar a una distancia m\u00e1xima de dos y medio km de secundarias y centros de salud y dos km, centros de abasto, espacios recreativos y v\u00edas primarias.<\/li>\n\n\n\n<li>Zona Semiurbana Intermedia: 5,000 a 9,999 habitantes. No debe estar a m\u00e1s de tres km de secundarias, dos y medio a tres km de centros de salud y a m\u00e1ximo dos y medio km de primarias, centros de abasto y espacios recreativos.<\/li>\n\n\n\n<li>Zona Semiurbana B\u00e1sica: 2,500 a 4,999 habitantes. Debe estar m\u00e1ximo tres y medio km de centros de salud y de secundarias y a tres km de centros de abasto, primarias y espacios recreativos.<\/li>\n\n\n\n<li>Zona Rural: de 1,000 a 2,999 habitantes.
