de la vivienda Media, seguida por 18% Tradicional y 16% Residencial<\/em><\/p>\n\n\n\n<p>Actualmente, la&nbsp;<strong>zona metropolitana de M\u00e9rida<\/strong>, Yucat\u00e1n, cuenta con una poblaci\u00f3n de 1.4 millones de habitantes y crece a un ritmo de 3.3% anual, lo que significa que se forman poco m\u00e1s de 9,000 hogares cada a\u00f1o.<\/p>\n\n\n\n<p>Adem\u00e1s, en la \u00faltima d\u00e9cada, se report\u00f3 un incremento del 80% en el&nbsp;<strong>n\u00famero de personas que llegaron a M\u00e9rida<\/strong>&nbsp;desde otras ciudades de Yucat\u00e1n, de otros estados y hasta otros pa\u00edses, ya sea por motivos familiares, de vivienda, razones econ\u00f3micas, personales o laborales.<\/p>\n\n\n\n<p>En ese sentido,&nbsp;<strong>Tinsa M\u00e9xico<\/strong>&nbsp;indic\u00f3 que el&nbsp;<strong>crecimiento poblacional<\/strong>&nbsp;que ha registrado la capital de Yucat\u00e1n ha favorecido el&nbsp;<strong>incremento en la oferta de vivienda<\/strong>.<\/p>\n\n\n\n<p>\u201cSe tiene registro, actualmente, de m\u00e1s de&nbsp;<strong>300 proyectos a la venta<\/strong>&nbsp;y un stock disponible de 11,845 unidades\u201d, se\u00f1al\u00f3&nbsp;<strong>Justino Moreno, director de Consultor\u00eda de la firma<\/strong>.<\/p>\n\n\n\n<p>Asimismo, explic\u00f3 que, en este mercado, a\u00fan hay preferencia por la&nbsp;<strong>vivienda horizontal<\/strong>, ya que \u00e9sta acumula el 75% del stock disponible, a diferencia de otras ciudades del pa\u00eds donde se observa una creciente tendencia hacia la&nbsp;<strong>verticalizaci\u00f3n<\/strong>.<\/p>\n\n\n\n<p>Adem\u00e1s, en cuanto a la distribuci\u00f3n por segmento, datos de Tinsa precisan que el 51% de la oferta de M\u00e9rida corresponde a&nbsp;<strong>vivienda Media<\/strong>; seguida por 18%&nbsp;<strong>Tradicional<\/strong>, 16%&nbsp;<strong>Residencial<\/strong>, 8%&nbsp;<strong>Popular<\/strong>&nbsp;y 6%&nbsp;<strong>Residencial Plus\/Luxury<\/strong>.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter\"><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/1.-Distribucion-de-stock-por-segmento_Me%CC%81rida_TINSA.png\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><img decoding=\"async\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/1.-Distribucion-de-stock-por-segmento_Me%CC%81rida_TINSA.png\" alt=\"\" class=\"wp-image-150322\"\/><\/a><\/figure>\n\n\n\n<p>Por otro lado, la firma detall\u00f3 que, trimestralmente, se han registrado ventas de&nbsp;<strong>2,400 unidades<\/strong>, por lo que la absorci\u00f3n promedio es de 2.5 u\/m, siendo Um\u00e1n el municipio que concentra el segmento de inter\u00e9s social con una cuota del 36% de la absorci\u00f3n.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter\"><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/3.Absorcion-de-segmento-por-municipio_Me%CC%81rida_TINSA.png\" target=\"_blank\" class=\"wp-image-150323\"\/><\/a><\/figure>\n\n\n\n<p>Finalmente, en cuanto a&nbsp;<strong>precios<\/strong>, la vivienda usada tuvo un incremento anual de 14.6%, mientras que la vivienda nueva present\u00f3 un incremento de 15.6 por ciento.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter\"><a
