Un ejemplo de ello es la&nbsp;tasa de capitalizaci\u00f3n o&nbsp;<strong>capitalization rate<\/strong>&nbsp;(cap rate), indicador que permite&nbsp;<strong>evaluar la rentabilidad de un inmueble<\/strong>&nbsp;adquirido.<\/p>\n\n\n\n<p>Para obtener esta tasa, es necesario realizar un an\u00e1lisis num\u00e9rico con cifras sobre las caracter\u00edsticas del inmueble. Al respecto, Cristina Toledo, country manager de&nbsp;<a href=\"https:\/\/www.lahaus.mx\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">La Haus<\/a>, indic\u00f3 que, \u00abla tasa de capitalizaci\u00f3n es una&nbsp;<strong>herramienta de an\u00e1lisis esencial<\/strong>&nbsp;para la toma de decisiones en la inversi\u00f3n inmobiliaria\u00bb.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo funciona el cap rate en una inversi\u00f3n inmobiliaria?<\/h2>\n\n\n\n<p>La Haus explic\u00f3 que, para obtener el&nbsp;<a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/rentabilidad-inversion-inmobiliaria\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">cap rate<\/a>, es necesario incluir en su f\u00f3rmula los rendimientos esperados o ingreso operativo (NOI)&nbsp;y valor del mercado de la propiedad (costo del inmueble). Por ejemplo, si un inversionista renta una propiedad en 10,000 pesos, en un a\u00f1o generar\u00e1 100,000 pesos (NOI); entonces, si la propiedad cost\u00f3 un mill\u00f3n de pesos,&nbsp;en un a\u00f1o recuperar\u00e1 el 10% de la inversi\u00f3n, es decir, necesitar\u00e1 al menos 10<strong>&nbsp;a\u00f1os para recuperar la inversi\u00f3n inicial<\/strong>.<\/p>\n\n\n\n<p>A grandes rasgos, as\u00ed se calcula la tasa; sin embargo, como en toda inversi\u00f3n, el&nbsp;<strong>c\u00e1lculo est\u00e1 sujeto a fluctuaciones<\/strong>&nbsp;en costo.
