mantiene la mayor concentraci\u00f3n de unidades de vivienda vendidas en el 1T2023<\/em><\/p>\n\n\n\n<p>De acuerdo con el \u00faltimo&nbsp;<strong>Informe de Coyuntura Inmobiliaria de Tinsa M\u00e9xico<\/strong>, durante el primer trimestre del a\u00f1o (1T2024) se desplazaron&nbsp;<strong>18,110 unidades de vivienda nueva&nbsp;<\/strong>en las zonas metropolitanas de la Ciudad de M\u00e9xico, Monterrey y Guadalajara.<\/p>\n\n\n\n<p>No obstante, la firma indic\u00f3 que se observ\u00f3 una desaceleraci\u00f3n de 8% en el&nbsp;<strong>ritmo de ventas de vivienda&nbsp;<\/strong>con respecto al cierre del 2023, en donde destaca la&nbsp;<strong>ZMCDMX<\/strong>&nbsp;con la mayor contracci\u00f3n.<\/p>\n\n\n\n<p>Por su parte, la&nbsp;<strong>ZM de Monterrey<\/strong>&nbsp;se mantuvo como el mercado l\u00edder en cuanto a desplazamiento de vivienda con el 36.2% del total, lo que representa un crecimiento anual del 7.2 por ciento.<\/p>\n\n\n\n<p>Cabe se\u00f1alar que, al comparar el&nbsp;<strong>ritmo de la venta de vivienda<\/strong>&nbsp;con el mismo trimestre del 2023, se observ\u00f3 un peque\u00f1o crecimiento de 0.3% en el n\u00famero de unidades vendidas.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter is-resized\"><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/1.-Unidades-vendidades-por-trimestre_TINSA-MX.png\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><img decoding=\"async\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/1.-Unidades-vendidades-por-trimestre_TINSA-MX.png\" alt=\"\" class=\"wp-image-148576\" style=\"width:606px;height:auto\"\/><\/a><\/figure>\n\n\n\n<p>Por segmento,&nbsp;<strong>Tinsa<\/strong>&nbsp;destac\u00f3 que el de&nbsp;<strong>inter\u00e9s social<\/strong>&nbsp;registr\u00f3 la mayor concentraci\u00f3n de unidades de vivienda vendidas; sin embargo, ha presentado una ca\u00edda constante desde la segunda mitad del 2023, quedando incluso muy por debajo de las cifras prepand\u00e9micas.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter is-resized\"><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/2.Ventas-por-segmento_TINSA-MX.png\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><img decoding=\"async\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/2.Ventas-por-segmento_TINSA-MX.png\" alt=\"\" class=\"wp-image-148577\" style=\"width:606px;height:auto\"\/><\/a><\/figure>\n\n\n\n<p>Por otro lado, el informe de la consultora se\u00f1ala que el&nbsp;<strong>stock disponible<\/strong>&nbsp;en la capital del pa\u00eds es de cerca de 24,000 unidades, de las cuales el 98% son departamentos; lo que significa que la&nbsp;<strong>CDMX<\/strong>&nbsp;concentra cinco de cada 10 desarrollos que se comercializan en las tres urbes, con un tama\u00f1o promedio de 52 unidades.<\/p>\n\n\n\n<p>A pesar de esto,&nbsp;<strong>Monterrey<\/strong>&nbsp;es la ciudad donde se tiene el mayor n\u00famero de unidades ingresadas al mercado durante el 1T2024.<\/p>\n\n\n\n<p>Finalmente, con respecto a los&nbsp;<strong>precios unitarios del mercado<\/strong>, el informe menciona que mantienen una din\u00e1mica al alza, con un crecimiento global de 12.2% anual.<\/p>\n\n\n\n<p>Destaca la&nbsp;<strong>ZM de Guadalajara<\/strong>, donde los precios han crecido de forma acelerada, por encima del 20%, impulsados principalmente por la escasez de vivienda nueva en segmentos de inter\u00e9s social y un alto desarrollo de vivienda vertical.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Por:
