{"id":14649,"date":"2024-05-13T18:29:24","date_gmt":"2024-05-14T00:29:24","guid":{"rendered":"https:\/\/hombresymujeresdelacasa.com\/home\/?p=14649"},"modified":"2024-05-13T18:29:29","modified_gmt":"2024-05-14T00:29:29","slug":"precio-de-la-vivienda-crece-9-7-en-el-1t2024-shf","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/precio-de-la-vivienda-crece-9-7-en-el-1t2024-shf\/","title":{"rendered":"Precio de la vivienda crece 9.7% en el 1T2024: SHF"},"content":{"rendered":"\n<p>Por: Fernanda Hern\u00e1ndez <\/p>\n\n\n\n<p><em>De acuerdo con el \u00cdndice SHF,&nbsp;<\/em><em>el precio de la vivienda present\u00f3 variaciones mayores al promedio nacional en 19 estados del pa\u00eds<\/em><\/p>\n\n\n\n<p>De acuerdo con el&nbsp;<strong><a href=\"https:\/\/www.gob.mx\/shf\/articulos\/indice-shf-de-precios-de-la-vivienda-en-mexico-primer-trimestre-de-2024-364383?idiom=es\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">\u00cdndice de Precios de la Vivienda<\/a>&nbsp;de Sociedad Hipotecaria Federal<\/strong>&nbsp;(<strong>SHF<\/strong>), al cierre del primer trimestre del 2024 (1T2024), el precio promedio de la vivienda con cr\u00e9dito hipotecario registr\u00f3 un crecimiento anual de&nbsp;<strong>9.7%<\/strong>&nbsp;a nivel nacional.<\/p>\n\n\n\n<p>Asimismo, el informe se\u00f1ala que el precio promedio por unidad se ubic\u00f3 en&nbsp;<strong>1 mill\u00f3n 702,000 pesos<\/strong>, lo que corresponde al costo de una casa del segmento medio; mientras que el precio mediano fue de&nbsp;<strong>1 mill\u00f3n 40,000 pesos<\/strong>.<\/p>\n\n\n\n<p>En ese sentido,&nbsp;<strong>SHF<\/strong>&nbsp;inform\u00f3 que el&nbsp;<strong>precio de la vivienda nueva<\/strong>&nbsp;creci\u00f3 10.3%, mientras que el correspondiente a la&nbsp;<strong>vivienda usada<\/strong>&nbsp;aument\u00f3 9.1% durante el 1T2024. Adem\u00e1s de que, en este periodo, del total de operaciones registradas, el 62.3% correspondi\u00f3 a compra de unidades usadas y 37.7% nuevas.<\/p>\n\n\n\n<p>Con respecto a las&nbsp;<strong>casas solas<\/strong>, el \u00cdndice SHF mostr\u00f3 una apreciaci\u00f3n de 10%, y el precio de las&nbsp;<strong>casas en condominio y departamentos<\/strong>&nbsp;creci\u00f3 9.3%. Adem\u00e1s, el \u00cdndice SHF para la&nbsp;<strong>vivienda econ\u00f3mica-social<\/strong>&nbsp;present\u00f3 un aumento del 10.5%, y el de la<strong>&nbsp;media-residencial<\/strong>&nbsp;se apreci\u00f3 9.2% al cierre del 1T2024.<\/p>\n\n\n\n<p>De igual manera, el informe de SHF destac\u00f3 que, del total de operaciones registradas en el periodo, el 25% fue por un precio igual o menor a 692,000 pesos.<\/p>\n\n\n\n<p>\u201cEl&nbsp;<strong>precio mediano fue de 1 mill\u00f3n 40,595 pesos<\/strong>, lo que significa que 50% de las operaciones en el mercado se realizaron por debajo de este monto y la otra mitad por arriba. Finalmente, 75% de las viviendas se vendieron por menos de 1 mill\u00f3n 943,000 pesos y el resto por un precio superior\u201d, se lee en el documento.<\/p>\n\n\n\n<p>Por otro lado, el&nbsp;<strong>\u00cdndice SHF por entidad federativa<\/strong>&nbsp;revel\u00f3 que, al cierre del 1T2024, el precio de la vivienda present\u00f3 variaciones mayores al promedio nacional en 19 estados del pa\u00eds, y 13 registraron variaciones menores.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter\"><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2024-05-13-a-las-17.53.00.png\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><img decoding=\"async\" SHF revel\u00f3 que&nbsp;<strong>Tijuana<\/strong>&nbsp;registr\u00f3 el mayor aumento en el precio de las viviendas, con 12.8%, derivado del crecimiento en el precio de las casas de clase media-residencial.<\/p>\n\n\n\n<p>Le sigue la&nbsp;<strong>ZM de Monterrey<\/strong>, con un alza de 11.8%; la&nbsp;<strong>ZM de Quer\u00e9taro<\/strong>, con un aumento de 11.6%; la&nbsp;<strong>ZM de Le\u00f3n<\/strong>, con 10.3%; y la&nbsp;<strong>ZM de Puebla-Tlaxcala<\/strong>, donde se observ\u00f3 un aumento de 10.2 por ciento.<\/p>\n\n\n\n<p><a
