{"id":14167,"date":"2024-02-22T13:34:50","date_gmt":"2024-02-22T19:34:50","guid":{"rendered":"https:\/\/hombresymujeresdelacasa.com\/home\/?p=14167"},"modified":"2024-02-22T13:34:54","modified_gmt":"2024-02-22T19:34:54","slug":"nuevo-leon-registra-44000-viviendas-desplazadas-en-2023","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/nuevo-leon-registra-44000-viviendas-desplazadas-en-2023\/","title":{"rendered":"Nuevo Le\u00f3n registra 44,000 viviendas desplazadas en 2023"},"content":{"rendered":"\n<p>Por: Fernanda Hern\u00e1ndez<\/p>\n\n\n\n<p><em>De esta manera, Nuevo Le\u00f3n se mantiene como la entidad m\u00e1s din\u00e1mica en cuanto a desplazamiento de vivienda en el pa\u00eds<\/em><\/p>\n\n\n\n<p>De acuerdo con el&nbsp;<strong><a href=\"https:\/\/files.constantcontact.com\/79c3ff9d101\/49ec5277-12ac-449b-b7dc-31aacc0e2af4.pdf?rdr=true\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Informe<\/a>&nbsp;de Coyuntura Inmobiliaria<\/strong>, elaborado por Tinsa M\u00e9xico, al cierre de noviembre de 2023, el estado de&nbsp;<strong>Nuevo Le\u00f3n<\/strong>&nbsp;report\u00f3 la escrituraci\u00f3n de m\u00e1s de&nbsp;<strong>44,000 unidades de vivienda&nbsp;<\/strong>nueva y usada.<\/p>\n\n\n\n<p>Por lo anterior,&nbsp;<strong>Nuevo le\u00f3n&nbsp;<\/strong>se mantiene como la entidad m\u00e1s din\u00e1mica en cuanto a desplazamiento de vivienda en el pa\u00eds; adem\u00e1s de que concentr\u00f3 el 11.4% del volumen de&nbsp;<strong>cr\u00e9ditos hipotecarios<\/strong>&nbsp;colocados a nivel nacional.<\/p>\n\n\n\n<p>La consultora indic\u00f3 que, tan solo en el \u00faltimo trimestre del a\u00f1o (4T2023), se desplazaron m\u00e1s de&nbsp;<strong>6,965 unidades de vivienda nueva<\/strong>, principalmente en los municipios de&nbsp;<strong>Monterrey<\/strong>,&nbsp;<strong>Ju\u00e1rez<\/strong>&nbsp;y&nbsp;<strong>Garc\u00eda<\/strong>, que, con 3,244 unidades, concentraron el 46% de estas ventas.<\/p>\n\n\n\n<p>El total de ventas del 4T2023 representa un crecimiento trimestral de 6.8%, frente a las 6,520 viviendas que se vendieron en el 3T2023.<\/p>\n\n\n\n<p>Asimismo, Tinsa destac\u00f3 que las unidades que se desplazaron en&nbsp;<strong>Nuevo Le\u00f3n<\/strong>&nbsp;se distribuyeron en cuatro segmentos, donde la&nbsp;<strong>vivienda social<\/strong>&nbsp;concentr\u00f3 el 56% de las ventas, la&nbsp;<strong>media<\/strong>&nbsp;el 23%, la&nbsp;<strong>residencial<\/strong>&nbsp;19% y la&nbsp;<strong>residencial plus\/ luxury<\/strong>&nbsp;el 2 por ciento.<\/p>\n\n\n\n<p>Por otro lado, noviembre de 2023 cerr\u00f3 con&nbsp;<strong>46,531 unidades disponibles<\/strong>&nbsp;en la Zona Metropolitana de Monterrey, as\u00ed como un total de&nbsp;<strong>449 proyectos activos<\/strong>, distribuidos en diversos segmentos econ\u00f3micos.<\/p>\n\n\n\n<p>\u201cLos&nbsp;<strong>proyectos de tipo social<\/strong>&nbsp;representaron un 20% de la oferta, el&nbsp;<strong>segmento medio<\/strong>&nbsp;un 27%, el&nbsp;<strong>residencial \/ residencial plus<\/strong>&nbsp;43%, y&nbsp;<strong>luxury<\/strong>&nbsp;con el restante 10%; lo que denota un mercado sumamente equilibrado\u201d, coment\u00f3&nbsp;<strong>Jes\u00fas Orozco de la Fuente, director general de Tinsa M\u00e9xico<\/strong>.<\/p>\n\n\n\n<p>Finalmente, la firma mencion\u00f3 que, durante el 4T2023 se observ\u00f3 una variaci\u00f3n del 5.1% en los&nbsp;<strong>precios de venta<\/strong>&nbsp;con respecto al trimestre anterior, y del 5.9% en los&nbsp;<strong>precios&nbsp;por&nbsp;metro cuadrado (m<\/strong><strong>\u00b2<\/strong><strong>).<\/strong><\/p>\n\n\n\n<p>Los&nbsp;<strong>segmentos sociales<\/strong>&nbsp;presentan un promedio de 10,415 pesos por m\u00b2, el&nbsp;<strong>segmento medio<\/strong>&nbsp;de 19,796 pesos, el&nbsp;<strong>residencial y residencial plus<\/strong>&nbsp;de 56,621, y el&nbsp;<strong>luxury<\/strong>&nbsp;de 108,521 pesos por m\u00b2.
