{"id":12752,"date":"2023-08-21T15:26:59","date_gmt":"2023-08-21T21:26:59","guid":{"rendered":"https:\/\/hombresymujeresdelacasa.com\/home\/?p=12752"},"modified":"2023-08-21T15:27:03","modified_gmt":"2023-08-21T21:27:03","slug":"venta-de-vivienda-en-monterrey-crece-9-en-el-2t2023","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/venta-de-vivienda-en-monterrey-crece-9-en-el-2t2023\/","title":{"rendered":"Venta de vivienda en Monterrey crece 9% en el 2T2023"},"content":{"rendered":"\n<p>Por: Fernanda Hern\u00e1ndez <\/p>\n\n\n\n<p><em>Al cierre del 1S2023, Monterrey se mantiene como la zona metropolitana m\u00e1s din\u00e1mica en cuanto a desplazamiento de vivienda en el pa\u00eds<\/em><\/p>\n\n\n\n<p>De acuerdo con el \u00faltimo&nbsp;<strong>Informe de Coyuntura Inmobiliaria de&nbsp;<a href=\"https:\/\/www.tinsamexico.mx\/vivienda\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Tinsa M\u00e9xico<\/a><\/strong>, durante el segundo trimestre de 2023 (2T2023) se desplazaron m\u00e1s de 6,591 unidades de vivienda nueva en la&nbsp;<strong>Zona Metropolitana de Monterrey<\/strong>.<\/p>\n\n\n\n<p>Lo anterior representa un crecimiento de 9% frente al&nbsp;<a href=\"https:\/\/centrourbano.com\/vivienda\/zm-monterrey-vivienda-tinsa\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">trimestre inmediato anterior<\/a>, cuando se vendieron cerca de 6,047 unidades.<\/p>\n\n\n\n<p>De las viviendas vendidas en el 2T2023 en la&nbsp;<strong>ZM de Monterrey<\/strong>, Tinsa destac\u00f3 que el 14% corresponden a&nbsp;<strong>departamentos<\/strong>; mientras que el 86% restante a&nbsp;<strong>vivienda horizontal<\/strong>. Adem\u00e1s, se distribuyeron en siete segmentos, donde la&nbsp;<strong>vivienda social<\/strong>&nbsp;equivale al 73%; la&nbsp;<strong>vivienda media<\/strong>&nbsp;al 14%; el segmento&nbsp;<strong>Residencial<\/strong>&nbsp;al 11% y&nbsp;<strong>Residencial Plus<\/strong>\/<strong>Luxury<\/strong>&nbsp;al 2 por ciento.<\/p>\n\n\n\n<p>\u201cEn el segundo trimestre del a\u00f1o se desplazaron m\u00e1s de 6,591 mil unidades de vivienda nueva en la ZM de Monterrey. Los municipios de&nbsp;<strong>Monterrey<\/strong>,&nbsp;<strong>Apodaca<\/strong>,&nbsp;<strong>Garc\u00eda<\/strong>&nbsp;y&nbsp;<strong>Ju\u00e1rez<\/strong>&nbsp;concentraron el 58% de esas ventas. En cuanto a tipo de vivienda, el 86% corresponden a vivienda horizontal\u201d, coment\u00f3&nbsp;<strong>Jes\u00fas Orozco de la Fuente<\/strong>,&nbsp;<strong>director general de Tinsa M\u00e9xico<\/strong>.<\/p>\n\n\n\n<p>Adem\u00e1s, en el 2T2023 se registraron&nbsp;<strong>48,025 unidades disponibles<\/strong>, de los cuales, el 23% corresponden a viviendas de inter\u00e9s social; el 30% al segmento medio; el 39% a los segmentos Residencial\/Residencial Plus; y el 8% restante al segmento Luxury.<\/p>\n\n\n\n<p>Por otro lado, en cuanto a los&nbsp;<strong>valores por metro cuadrado<\/strong>&nbsp;(m\u00b2) en el 2T2023, Tinsa indic\u00f3 que los segmentos Sociales presentan un promedio de 10,287 pesos por m\u00b2; el segmento Medio de 19,036 pesos, el Residencial de 42,279 pesos, el Residencial Plus de 66,482 pesos y el segmento Luxury de 107,164 pesos por metro cuadrado.<\/p>\n\n\n\n<p>Cabe mencionar que, en el acumulado del primer semestre del a\u00f1o (1S2023), se contabilizaron m\u00e1s de&nbsp;<strong>13,000 unidades de vivienda nueva vendidas<\/strong>&nbsp;en la ZM de Monterrey; por lo que \u00e9sta se mantiene como la m\u00e1s din\u00e1mica en cuanto a desplazamiento de vivienda en el pa\u00eds, con el 14.5% del volumen de cr\u00e9ditos hipotecarios a nivel nacional.<\/p>\n\n\n\n<p><a
