{"id":12171,"date":"2023-07-07T12:15:03","date_gmt":"2023-07-07T18:15:03","guid":{"rendered":"http:\/\/hombresymujeresdelacasa.com\/home\/?p=12171"},"modified":"2023-07-07T12:15:05","modified_gmt":"2023-07-07T18:15:05","slug":"necesario-atender-demanda-de-vivienda-generada-por-nearshoring-bim","status":"publish","type":"post","link":"https:\/\/hombresymujeresdelacasa.com\/home\/necesario-atender-demanda-de-vivienda-generada-por-nearshoring-bim\/","title":{"rendered":"Necesario atender demanda de vivienda generada por nearshoring: BIM"},"content":{"rendered":"\n<p>Por: Fernanda Hern\u00e1ndez <\/p>\n\n\n\n<p><em>El nearshoring implica la llegada de empresas que requieren vivienda para su mano de obra, por lo que la producci\u00f3n habitacional es una prioridad<\/em><\/p>\n\n\n\n<p>El&nbsp;<strong>Banco Inmobiliario Mexicano<\/strong>&nbsp;(<a href=\"https:\/\/www.bim.mx\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><strong>BIM<\/strong><\/a>) subray\u00f3 la importancia de abordar los desaf\u00edos que hoy enfrenta el sector inmobiliario en M\u00e9xico e impulsar la&nbsp;<strong>producci\u00f3n de vivienda<\/strong>&nbsp;para responder de manera adecuada a la&nbsp;<a href=\"https:\/\/centrourbano.com\/inmobiliario\/nearshoring-demanda-vivienda\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">demanda<\/a>&nbsp;que generar\u00e1 el&nbsp;<strong><em>nearshoring<\/em><\/strong>&nbsp;en el pa\u00eds.<\/p>\n\n\n\n<p>De acuerdo con el banco, la&nbsp;<strong>producci\u00f3n de vivienda<\/strong>&nbsp;se ha visto estancada debido a diversos factores; tales como la inflaci\u00f3n en los materiales de construcci\u00f3n, el aumento de las tasas de inter\u00e9s y los desaf\u00edos burocr\u00e1ticos para iniciar proyectos.<\/p>\n\n\n\n<p>Es as\u00ed como actualmente se han dejado de construir hasta 200,000 viviendas anualmente a nivel nacional, aunque en M\u00e9xico se requiere la construcci\u00f3n de al menos&nbsp;<strong>500,000 unidades al a\u00f1o<\/strong>&nbsp;para satisfacer la demanda; lo cual agrava el rezago habitacional existente.<\/p>\n\n\n\n<p>\u201cLa falta de vivienda representa un riesgo significativo, ya que podr\u00eda resultar en el crecimiento de&nbsp;<strong>asentamientos irregulares<\/strong>&nbsp;y el&nbsp;<strong>hacinamiento<\/strong>. Si no tomamos medidas, este podr\u00eda ser el camino que sigamos. Ser\u00eda perjudicial para todo el pa\u00eds\u201d, indic\u00f3&nbsp;<strong>Rodrigo Padilla, director general de BIM<\/strong>.<\/p>\n\n\n\n<p>Asimismo, el banco se\u00f1al\u00f3 que el fen\u00f3meno del&nbsp;<strong><em>nearshoring<\/em><\/strong>&nbsp;ejerce una creciente presi\u00f3n en la industria de la vivienda del pa\u00eds. Esto debido a la llegada de decenas de empresas que requerir\u00e1n vivienda para su mano de obra; por lo que la&nbsp;<strong>producci\u00f3n habitacional<\/strong>&nbsp;se ha convertido en una prioridad.<\/p>\n\n\n\n<p>\u201cNo es algo que vaya a suceder de la noche a la ma\u00f1ana. Se espera que las f\u00e1bricas comiencen a producir a lo largo de 2023. Luego, es necesario esperar de 12 a 18 meses para que los empleos se vuelvan estables y las personas tengan acceso a cr\u00e9dito. Estamos hablando de un per\u00edodo de dos a tres a\u00f1os para que se active plenamente la demanda habitacional en M\u00e9xico debido al&nbsp;<strong><em>nearshoring<\/em><\/strong>\u201d, coment\u00f3&nbsp;<strong>Padilla<\/strong>.<\/p>\n\n\n\n<p>En este sentido, para este 2023, el&nbsp;<strong>BIM<\/strong>&nbsp;tiene proyectada una inversi\u00f3n de 13,500 millones de pesos en&nbsp;<strong>cr\u00e9ditos puente<\/strong>&nbsp;para desarrolladores; lo que se traducir\u00e1 en la construcci\u00f3n de cerca de 12,500 viviendas.<\/p>\n\n\n\n<p><a
