Mediante dicha norma, los compradores est\u00e1n protegidos mientras se encuentran en el proceso de compra de una casa o departamento.<\/p>\n\n\n\n<p>El Instituto del Fondo Nacional de la Vivienda para los Trabajadores (<a href=\"https:\/\/portalmx.infonavit.org.mx\/wps\/portal\/infonavitmx\/mx2\/derechohabientes\/!ut\/p\/z1\/jZFND4IwDIZ_iweutAOcw9siiV8JkQOCuxgwOEmAmTHl72uiFxOd9NbmefqmKQjIQXTFvZaFqVVXNM_-IOiRLhFXi4DEbM84JnEYe1vqexs-g8wOUBBj_DCMArJl6O1IjJjsExKtoxlOMRjn44_iOM63AMK-PgNhj6BvwHbiv5ANCNmo8vUP3pU-kyB0da50pd2bfo4vxlz7uYMODsPgSqVkU7kn1Tr4Tbmo3kD-ScK1TdM0x3rXZqznk8kDN4GAZQ!!\/dz\/d5\/L2dBISEvZ0FBIS9nQSEh\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Infonavit<\/a>) colabor\u00f3 en la elaboraci\u00f3n de la NOM-247. Por lo tanto, todos los&nbsp;<strong>participantes en la compraventa<\/strong>&nbsp;de un inmueble&nbsp;<strong>deben acatar la norma<\/strong>, es el caso de inmobiliarias, desarrolladoras, constructoras; as\u00ed como figuras que brinden asesor\u00eda y venta al p\u00fablico.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo previene la NOM-247 los fraudes inmobiliarios?<\/h2>\n\n\n\n<p>Durante un trato de compraventa pueden presentarse diferentes tipos de&nbsp;<a href=\"https:\/\/centrourbano.com\/inmobiliario\/fraudes-inmobiliarios-pueden-evitarse\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">fraudes<\/a>, por esta raz\u00f3n la norma estipula las siguientes restricciones:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Publicidad<\/h3>\n\n\n\n<p>En cuanto a la&nbsp;<strong>publicidad<\/strong>&nbsp;que los vendedores o desarrolladores difundan debe ser<strong>&nbsp;veraz, comprobable, clara<\/strong>&nbsp;y sin elementos que induzcan; esto para evitarle confusi\u00f3n al comprador por informaci\u00f3n enga\u00f1osa o abusiva.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Contratos<\/h3>\n\n\n\n<p>Al respecto, los desarrolladores, constructores, promotores o proveedores deben&nbsp;<strong>detallar en el contrato los precios, tarifas y garant\u00edas<\/strong>; as\u00ed como las condiciones establecidas durante la promoci\u00f3n de la vivienda.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Condiciones del inmueble<\/h3>\n\n\n\n<p>Del mismo modo, para brindar mayor certeza a los compradores, la NOM-247 establece que todos<strong>&nbsp;los inmuebles deben contar con los servicios b\u00e1sicos<\/strong>: electricidad, agua potable, desalojo de aguas residuales, instalaciones para gas. Todas estas instalaciones no deber\u00e1n representar costos adicionales.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Uso de marca<\/h3>\n\n\n\n<p>Por otra parte, mediante la norma, el Infonavit restringe la difusi\u00f3n de su logotipo y el de otros organismos p\u00fablicos de vivienda.
